Very scarce, unusually well-preserved, large plan of Denver, appearing some 30 years after the founding of the city in 1858. Maps of this kind, as noted in the legend at top right, were expressly made and freely distributed to encourage investment in real estate. Because of their ephemeral nature, most maps of this type are now rare and in poor condition when they do survive. Thus, a beautifully preserved example as this one is quite exceptional.
By the time this map appeared, Denver was on its way to becoming the second largest city in the west behind Omaha. This is reflected in the plan in the multitude of subdivided lots, many of them in neighborhoods with names smacking of the realtor’s usual lyricism. The plan also reveals that Denver was already quite rich in that most essential urban amenity—namely several parks. In the area of the city’s original founding at the confluence of the South Platte River and Cherry Creek is a park on the plan called Waterfront Park (now Confluence Park). Parts of Cherry Creek are indicated as being partially filled in on the plan.
